The brief/ To undertake a feasibility study for the regeneration of a redundant industrial site and create a 6,000 square metre concept for a food-related destination centre and loft apartments.

The context/ Greig + Stephenson was appointed as architects for a fascinating series of redevelopments of historic industrial buildings in the northern, medieval area of Maastricht, by Dutch developers 3W Vastgoed.

What we did / G+S has created a redevelopment plan including residential, retail and a food destination centre called 'Culinair'.  The buildings, mostly former warehouses and a pumping station surrounding the 'Bassin' of the Maas river, are gradually being vacated by Sphinx, the tile manufacturing company, as it leaves for new premises elsewhere.

The former 'Sphinx terrain' will become loft apartments, whilst a series of wharf buildings known as the 'Timmerfabriek', totalling 6,000 square metres of space, will be remodelled as the new 'Culinair' concept, featuring two large-scale restaurants.  A food court will link the two restaurants with a further set of smalled food kiosks in the centre of the building.  Food-related retailers, such as kitchen outfitters and cookery shops, will complete the concept.

The scheme is scheduled to complement a development on the far side of the Bassin, also designed by G+S, in the 'landbouwbelang' buildings, which will be refurbished as a series of offices and an art hotel.

Impact /  

Impact / The potential of this site has been optimised, with available space increased from 25,000 to 80,000 square feet. G&S has created an infrastructure that is robust and flexible enough to accommodate changes in the property market and changes in the number of tenants over time. For the first time, there is a building of style and character on this key site.
